I just love real estate photography and local stuff. I had a great teacher early on and I think that basic start began my drive to constantly improve. I am definitely not the best at it and I am finding that I do not have a natural gift for it which means I have to work more and capture less. I receive accolades and awards for my work but have to work harder to achieve those.

Here are some of the best tips that have helped me.

  1. If you are shooting indoor real estate shots during the daytime place your camera on the “Night” setting. The flash will flood the room with light and overpower the glaring windows.
  2. Purchase at least three lens. One 10-14 for indoors, a static 40 for general purpose and a 50-300 for outdoors.
  3. Buy the best tripod that you can afford. They last forever and make a huge difference.
  4. Use great software. Lightroom is just the best right now. You cannot alter photos for real estate but you are allowed to adjust them to be as natural as possible.
  5. HDR is now mandatory for indoors shots. A three frame blend is the bare minimum.

It takes me three photo shots to get the property just where I want it. I perform test shots with the camera phone early on. I use those photos for a story board prior to the primary shoot. The next shooting I shoot seventy five images at different settings and usually retain about ten which is enough to build a website frame. The last shooting usually takes two sittings, morning and evening. These are the shots that are needed.

During this process is when I decide how to approach video work of the property. The video work may be addressed many ways and is dependent on the property.
